Josh Davis of Pillar to Post is with me today to answer several home inspection questions we typically get from both our clients and our team.
 
What does a home inspection cover? What does it cost?
 
According to Josh, a whole home inspection covers almost every component of the house itself. The cost of an inspection depends on your home’s square footage, but it’s usually around $495. There are also add-on services a home inspector can provide. Pillar to Post, for example, can add radon testing, sewer scopes, infrared scans, etc.
 
What are some things a home inspection doesn’t cover?

I am excited to announce the launch of my Expert Series, where I will interview experts about their roles in our community. Joining me for this first installment is Ed Litten of National Pest Control and Construction. Ed has been a home inspector for 10 years, so he has a significant level of experience in his field.
 
The first question I asked Ed to address was, “What are the most common items asked for in an estimate for home repairs?”
 
Any repairs relating to water, Ed says, are the most common. This includes issues in bathrooms, kitchens, and utility rooms, especially. After that, the roof, siding, and substructure are the next most commonly asked for repairs.

There are three steps I always go through with first-time homebuyers to ensure that the transaction is seamless. I’d like to go over these steps with you, today.
 

The buyer’s consult. This process will typically entail a 20- to 30-minute meeting where we discuss what you’re looking for and what value you’re seeking to find in a home. We want to help you establish a plan to find your perfect home.
